1. Personally meet with you and thoroughly inspect your property.

 

2. Make suggestions on what repairs and improvements will enhance value and saleability of your property.

 

3. Provide you with a comparative Market Analysis so together we can effectively price your property to ensure it sells for the most money in a reasonable period of time.

 

4. Submit your listing to the Multiple Listing Service to ensure maximum exposure with over 3000 Realtors helping to sell your property.

 

5. Submit your listing to the Canadian Real Estate Associations National Web site (realtor.ca) which currently receives over 1 million hits per day.

 

6. Include your property on my web site which may include additional pictures, or a virtual tour of the property. Your listing will also be featured on 50+ additional websites that I have sharing agreements with.

 

7. Install a professional "FOR SALE" sign.

 

8. Prepare a feature sheet on your property to provide prospective Buyer's with all pertinent information.

 

9. Obtain a copy of title and address any encumbrances that may affect the sale of your property.

 

10. If your property is a condominium I will help with obtaining all relevant condominium documents a prospective Buyer will want to review.

 

11. Obtain a mortgage verification from your Lender and advise on whether or not you should allow someone to assume your mortgage.

 

12. Help you arrange for a Real Property Report if necessary.

 

13. Hold an open house for Realtors so they may pre-view for their awaiting Buyer's.

 

14. Install a security lock box to ensure access to your property when you are not home, or if the property is vacant.

 

15. If your property is vacant I will personally inspect it on a regular basis.

 

16. Promote your property to other Agents in my office and other offices via phone calls, faxes, emails.

 

17. Direct mail information on your property to my Client base of Investors, and other potential Buyer's.

 

18. Advertise your property via print adds such as the Edmonton Examiner,  Edmonton Journal, Real Estate Weekly, or smaller local papers if appropriate

 

19. Hold a public Open House if appropriate.

 

20. Pre-qualify all prospective Buyer's before showing your property.

 

21. Communicate with you on a regular basis and provide feedback from prospective Buyer's and Agents that have been through your property.

 

22. Personally present any and all offers,  and advise and negotiate on your behalf to obtain the result you desire.

 

23. Co-operate with Buyer Agents and others ie' Lenders, Building Inspectors, Appraissers, etc.

 

24. Provide your Lawyer with all contracts and conveyancing documents in a timely manner.

 

25. Keep you informed of the process right through till the closing.

 

26. Install a professional "SOLD" sign.
